Whether you're about to close on a new property or already operating a short-term rental (STR), upgrading your space can make a significant difference in guest experience.

But with so many possibilities, it’s easy to feel overwhelmed, especially if you're working with a limited budget. Luckily, there are simple and cost-effective ways to enhance the feel of your property without breaking the bank. Here are a few upgrades that offer the biggest bang for your buck.

1. Change Out Electrical Outlets, Switches, and Covers

If your property is more than a few years old, the outlets and switches might be showing their age. Those old, yellowed outlets and switches can give your property an outdated feel and make the space seem less clean or cozy. However, replacing them is easier and more affordable than you might think.

A moderately skilled handyman can handle this job for around $10-25 per outlet, and many homeowners can even do it themselves with just the cost of materials. The impact of fresh, modern outlets and switches on the overall feel of a space is remarkable. If you’re unsure, try updating the outlets and switches in a single room first—you’ll likely want to do the entire property once you see the difference!

2. Upgrade Door Hardware

Another simple yet effective way to refresh your property is by upgrading the door hardware, including knobs, strike plates, and hinges. In older properties, hardware may be mismatched, worn out, or outdated. Swapping out old hardware for modern options like brushed nickel or oiled bronze can instantly elevate the look of your space.

This upgrade is within the skill set of most homeowners and handymen, with costs typically ranging from $50-100 per door. The uniform and modern appearance of updated door hardware can make a noticeable difference in the overall aesthetic.

3. Replace Light Fixtures and Ceiling Fans

Outdated light fixtures and droopy ceiling fans can detract from the feel of your property, both in listing photos and in person. However, upgrading these elements doesn’t have to be expensive.

Handymen usually charge $50-75 per fixture for installation. For bedrooms and bathrooms, you can find stylish and affordable options at big box stores. In main living areas, consider splurging on a statement piece that will leave a lasting impression on guests. Additionally, if your bedrooms don’t have ceiling fans, consider adding them. They offer guests the option of extra airflow, enhancing comfort. Just be sure to devise a way to keep track of any remotes that come with the fans.

4. Update or Add Cabinet Hardware

Cabinet hardware, such as knobs and pulls, is another small detail that can make a big impact. If your cabinets have outdated or worn hardware, or none at all, updating them is a quick and inexpensive way to modernize the space.

Cabinet hardware typically costs just a few dollars per door or drawer. This is an easy DIY project with a screwdriver, or you can hire a handyman for a small fee. If you’re installing hardware where none existed before, use a template tool to ensure proper alignment or have a handyman do the installation to avoid crooked handles or off-center knobs.

5. Install Recessed Lights in Dark Spaces

Poor lighting can make any space feel uninviting, especially in areas like bathrooms or showers. Adding recessed LED lights can significantly improve the ambiance and functionality of these dark spaces.

In one of our properties, the showers were particularly dim, and after just one use, we knew we needed to make a change. Our handyman was able to add recessed lights for about $200 per fixture, tapping into an existing circuit. This simple upgrade made a huge difference, preventing potential negative reviews from guests struggling to see while getting clean.

With just a few hundred to a couple thousand dollars, you can significantly enhance the feel of your property using these budget-friendly ideas.
